SPLIT REVIEW
The split Design & Construction Review timeline is available to projects registered for certification under any LEED Design & Construction Rating System. An application for Split Design & Construction Review is submitted in up to four parts, with requirements as follows:
Design application
The Design Review enables project teams to assess the likelihood of
achievement for some or all design-phase credits and/or prerequisites,
prior to substantial project completion. All remaining requirements are
then submitted with the Construction Application.
- Includes payment of the Design Review fee
- Includes completed documentation for at least one design-phase credit or prerequisite
- Includes completed general project information forms (for LEED 2009 projects) or general project documents (for pre-2009 projects)
Response to preliminary Design Review (optional)
All project teams have the option to accept the results of the preliminary Design Review as final. However, at the discretion of the project team, a response to the preliminary Design Review may be submitted via LEED Online, provided that it satisfies the following:
- Must occur within 25 business days of receipt of preliminary Design Review
- Must include revised documentation for any prerequisite marked as needing clarification during the preliminary Design Review
- Must include revised documentation for any attempted credit marked as needing clarification during the preliminary Design Review (alternatively, such credits may be withdrawn from the application)
Construction application
- Must occur after the project team has accepted the results of the Design Review as final
- Includes payment of the Construction Review fee
- Includes confirmation that the construction process has not affected the project's eligibility for all previously reviewed design phase prerequisites and credits
- Includes completed documentation for all prerequisites and at least the minimum number of credits required to achieve certification
- Includes completed general project information forms (for LEED 2009 projects) or general project documents (for pre-2009 projects)
Response to preliminary Construction Review (optional)
All project teams have the option to accept the results of the preliminary Construction Review as final. However, at the discretion of the project team, a response to the preliminary Construction Review may be submitted via LEED Online, provided that it satisfies the following:
